Real Estate Lead Generation Site

A big project of mine that I've been thinking of revamping is my mom's local real estate lead generation site. My idea got me into IM over a year ago, and I even got my real estate license so I can get referral commissions from leads. Basically, I was taking the affiliate marketing idea into real estate. The real estate broker is like a CPA network and a real estate agent is like the affiliate. However, rather than do all the hustle of an everyday agent, I can possibly generate high quality leads for a 25% cut of closed referred deals.

The main person I would be referring these leads to is my mom, who's an agent herself. If I can generate enough leads, then I'll start referring to others in our brokerage. That makes tracking leads SIGNIFICANTLY easier.

Originally, my plan was to rank organically for the top local real estate keywords on Google. "(city) (state abbreviation) homes for sale/real estate" were THE keywords to get solid traffic before. Unfortunately, due to the current market in our area, the searches have DROPPED from about 5000+ exact searches a month down to 300ish.

Tested this with Google Adwords, and the daily impressions are spot on.

We're currently ranked 8 and 9 for those two many KWs in our area, and we've been stuck there for MONTHS. Started outsourcing some of the top backlink services on WF.

Fortunately, my mom's real estate site is still getting longtail traffic from listing address searches (we have an IDX system on our site that has all the listings in the area).

Marketing Strategy 2.0
Rather than solely relying on SEO and normal KW targeting, I really want to take advantage of the knowledge and experience I have with paid traffic. A broker in the area last summer utilized Facebook Ads to sell a group of brand new condos.

I'm thinking of starting off with Facebook, targeting interests of investors, emphasizing that now is the time to buy real estate with the low prices in the area. Normal homebuyers are much tougher to target now without the first time homebuyer bonus of last year.

So what do you guys think of gathering groups and interests of potential real estate investors on Facebook? I'd break the campaigns down by age and start with my city, then gradually scale out to other local areas? Eventually, it'd be sweet to scale out into other traffic sources, possibly even media buys on real estate sites, targeting locally.

I think a camp like this screams of retargeting....you could place the code on your SEO site.....and anyone who goes searching for a home you cookie them...then set this up in content network and target them directly with ads......trying dif messages till one sticks....

same can be done via fb as you can do the code on a redirect off the ad...or again on site....

also emailing.....this is a no brainer.....offer something simple....in exchange for the email...."free home inspection" fine print "only on a completed sale".....etc....with emails I would try to access there needs....send out surveys....asking for little personal info but more about where they are at in the process and what they are looking for....

third thing you could do off of fb is do some type of questionare ...it can even be semi-fun but capture the data to get results type thing....."Do You Have What It Takes To Be A Real Estate Investor?" make a short quiz .....capture the data to get results......

last but not least think of setting up a a "real-estate app" on fb....apps are easy to set up...and get shared easily.....and you can capture the data from the app connect...put your "featured homes" inside the app....or....."Investing hot deals".......the only thing you want to be careful with on FB is they don't like get rich quick stuff so it needs to come off as the real-deal...

those are my ideas.....hopefully that helps.....

Ooooooh! Regtargeting huh? I don't really understand how it works on FB, but dammmnnn, I really dig the Google Content Network idea. Dirtyyyy.

it doesn't work on FB per se....you use FB to target are very specific demo.....and you cookie them with a content network retargeting code via the click on the ad or on the landingpage you send them too

Just wondering...

I've never tried anything like this...have no idea if it's possible...

But there are other sites on page 1 where you want to rank...right?
(disclaimer: total non-techy, no idea what I'm talking about here)...

This made me think of:

Run a PPV campaign whose main goal is to cookie people who go to any of the page 1 sites for the top keyword phrases.
Then re-target using whatever ad network...

Is that even possible?

Love that retargeting idea but I have always had trouble just getting traffic from the local keywords.

For PPV:
I have used tools to gather 100's of URL's
I added 100's of keywords
Tried local demographic Targeting

Any other ideas?

I like the Facebook idea as that should work well.
