Targeting People Who Recently Paid Off Mortgages?

Hey all

I was wanting to try and target people who paid off their mortgages in google ads, but am struggling with figuring out if there are any default audiences, or what to put in a custom audience list. Has anyone had any success targeting people who own property and paid off their mortgage?

Best case I can think of right now is targeting homeowners and negative audience for mortgages, but that might be too vague.

Do you need the mortgage fully paid, or paid enough for them to have some equity in the house allowing them to take another mortgage on it?

Majority paid off is also fine.

I would go for home owners, with a quizz allowing them to calculate their home equity. This angle migth be a bit saturated in some geos, but you can always twist it to make it fresh.

Then, once they take the quizz:
- enough home equity for you > promote your offer
- not enough > promote home insurance / home refurbishment offers, or directly resell the leads to reduce your front-end marketing cost.

I used to spend thousands of dollars each month targeting the same group with actual physical "yellow letters" lol.

I can't remember the site I used but there was some site you could go on that had extremely precise data on every single household in the US, where you could select by all these variables to get a list of addresses... you could go by equity percentile groups so 100% equity (mortgage paid off), 90% equity, 80% equity, etc... zip code.. year of last sale... year of house being built... zoning.. literally any variable you could think of...

I would see if you could find any similar websites that somehow have email addresses attached to certain households... I would be shocked if none exist...

Also... I know from still keeping a foot in that world that a lot of the big time wholesalers/wholetailers are currently marketing online to ALL homeowners because of all the appreciation (or asset inflation) we've seen, which means that the vast majority of homeowners do currently have decent amounts of equity, unlike ten years ago when it was only like 1/3rd that had decent equity.

Also if you can somehow separate by year of purchase that would work too - as anyone who purchased a home 4 or more years ago is almost certain to have at least 40% equity... etc..

But hopefully you could find a resource that has email addresses tied to the other demographic data I mentioned...

Are you targeting them for the purpose of wholesaling/wholetailing or something else?
