Advice Wanted: How to Generate More Home Seller Leads to Scale Business
Hey Guys,
I am looking for advice to help me generate more leads in the "sell your house fast / we buy houses" industry.
Right now my partner and I have about 600 real estate investor clients who are buying seller leads from us and begging for more. These investors are wealthy and don't mind paying big money for motivated seller leads.
We are currently making about $3,000 per day on average. On a good day we can make $6-7K. We are spending about $1,200 between Adwords, Bing and Yahoo and very little Facebook.
Each lead we generate is sold for between $50 and up to $500 in very competitive areas (Los Angeles, CA for example).
We have three different websites where we collect leads. Basically they are blogs with somewhat good SEO that talk about ways to sell your house, avoid foreclosure, and about real estate in general. We have forms in the content and on the sidebars for people who want to get a cash offer for their house. We also have a few landing pages where send most of the paid search traffic, for example, sellhousefast.com.
I would love to hear some advice on how I could scale up this business. Do you guys think I could generate leads by advertising on Native, Display, Mobile, Facebook, maybe even Adult? and what angles / creatives do you think I should be using?
Definitely try native. You are getting good money for your generated leads which gives you room to test out on the bigger native networks ( Taboola x Outbrain ). You can pre-qualify your leads on Native by using targeted headlines for people interested in selling their home.
Using an angle like 'get a quote for your house right now for free' or 'Find Out How Much Your Home Is Worth In 2018' could be some good headlines to start your funnel and then later through email you can qualify them if they are interested sellers.
fyi - Re-Financing campaigns are pretty big on native and using more or less same-ish funnels like you have now for sellhousefast.com
Native for sure, I would also try to look at display and in-app traffic (you can do some app targeting, so pick the ones that could be frequented by home owners).
You mentioned adwords, are you also using their display network? Definitely do in case you're not.
There is one more good option, targeted email lists ... but this will require some digging on your part.
Forums, facebook groups ... these could do great too.
You have lot's of options to explore and the fact that you have a very well performing funnel makes it way easier
