Question about AdWords

I currently run a business where I rent holiday villas of people that contact me and I get a direct cur from them for every rental I am able to get.
The business is completely white hat,we have a legit company.
I joined this forum to read up a little bit about adwords before deciding to join their network,but from what I am reading AdWords is a nightmare for pretty much everyone that I see posting in there,
but i was wondering that maybe you guys on only run affiliate offers [ which from what I read there google doesn't like ],
so my main question is will I run in truble with Google while tring to advertise a legit holiday villa rental website?

Adwords is great for localized lead generation like holiday rentals. For this niche you will run into stiff competition, watch your campaigns closely in the beginning.

You should be able to make money gathering local leads for your legit white hat business as long as your landing page and funnel are properly set up to convert.

Theres an Adwords guide by an STM'er (I forget his username but he has a beard and is an overall awesome guy) who did a pretty good job breaking down Adwords basics and delved into a few decent semi-advanced topics. I would read this and then just read everything else you can on Adwords. Theres a great book by Perry Marshall called The ultimate guide to Google adwords that does a pretty good job breaking it down.

Also if you need help with your landing page, I'm sure STM would be open to giving you a few pointers on how to improve, etc.

If you follow the rules (and you're already following most of them by having a WH offer) you should be fine on adwords. The people who run into problems on Adwords are running BH affiliate offers, etc.

You will be fine running something like this on Google.

You should look to resources such as Think with Google - https://www.thinkwithgoogle.com/
and Google Trends - https://www.google.com/trends/. These will help you get a better feel for your market and competitors.

Additionally, as your traffic grows you might want to check your "search terms" report under the keyword tab for longtail search terms which will give you some cheaper traffic than the highly competitive "holiday rental" terms!

You should have no problem advertising. The vacation rental industry is very competitive. You will either need to be hyper focused on your market or have a high converting funnel.

There is a new(ish) offering by Google for dynamic display and remarketing ads for hotels and rentals by uploading a feed of your listings. You will need to take any advantage you can get to really compete. https://support.google.com/adwords/answer/6053288?hl=en

To add to David's point on remarketing - I'd go with a retargeting specialist that would suit your business, for example AdRoll have done some really cool stuff in Travel.

You'll be safe on Google with this type of business.

Perry Marshall's stuff is cool, but he is no longer the PPC genius he was when he first published that book.

Guys like Certified Knowledge http://certifiedknowledge.org/blog/ , and people who post about Adwords on SearchEngineland are more in the trenches everyday and you can find more applicable tips there.

Agreed about Perry Marshall, he is behind the times: also, be wary of trusting an infomarketer who makes his money by selling you information.
Brad Geddes & Frederick Vallaeys both have Saas businesses in the space and are very active.

Definitely safe on adwords with this type of biz.

I used to manage literally hundreds of adwords accounts of SMBs before I was an affiliate, so I feel qualified to talk about this.

Some things I would consider if i were you would be:
- bid on your brand terms
- bid on your COMPETITORS brand terms. This will piss the fuck out of them, but who cares, you'll get really top-notch leads. Bidding on competitor terms is how I got my start in AM actually If you dont want your competitors to see those ads, then just exclude their geo, which is super easy. You probably dont want to get cease and desist letters from your competitors, so I would probably exclude a wide area around where they live.
- setup a search re-marketing campaign on some broad terms like 'vacation' , 'rental' , 'airbnb' , etc
- setup a remarketing campaign. Remarketing and search remarketing are super powerful for businesses like yours where you're dealing with low quantities of traffic, and high transaction values
- obviously bid on all the generic terms (such as '[location] + rental' or whatnot.

You basically need to attract people with villa's (your advertisers) and people who want to rent those villa's (your users).

I would focus entirely on Adwords, Bing and Facebook for attracting users in the first stage. In the second stage I would set up additional cooperations with big travel websites to promote your villa's.
You can possibly do this through Adsense but with the really big players you can set up a direct cooperation with IMO. Also listing your stuff on airbnb and booking.com makes a lot of sense - no fixed cost, just a performance based commission of 15% for every booking.

To find people who own villa's - that's the hardest part I guess and requires a lot of meetings, calls etc to convince the owners.

Important of course that your website where the owner can list and the user can rent is fully optimized for both desktop and mobile and that online bookings can be processed in a fast and easy way.

Seems like an idea with a lot of potential to me. Good luck with it!

You have a good opportunity if you are in that industry.

If you know abit about your clients who usually rent the villas that would give you a head start.

Example,

1. The countries they usually come from
e.g.
UK: London, Nottingham and Birmingham
China: Guangzhou, Hong Kong and shenzhen

2. The local areas they usually come from, that way you just can advertise in those areas online without you climbing a monster investment in the beginning. Then once you get results you can then be creative to expand

3. What's the usual main reasons they come to the area, e.g. skiing, hiking, nude yoga and more

4. The usual age groups

5. The usual dynamic (families, couples (gay or straight), single people or group retreats from companies or health groups like yoga)

6. How they usually book (By mobile or desktop)
If more mobile you could give the option to click to call booking options so they can speak to someone who can give the human touch if that is viable.

7. How long they usually stay for

All the above will give you a structure to creating ads that appeal to your target customers and what their behaviour is like so you can find them via keywords or display placements.

From that you can combine the activities mentioned by Johnaff.

I would suggest keep it simple inside Adwords as there are features inside features which you can get lost in the matrix.

Utilise the Adwords Ediitor software to make creating campaigns and more easier for you.
